Calgary, the city I chose to call home.

I'm Ashley Tran — a licensed REALTOR® with The Real Brokerage, working with first-time buyers and new investors. Most of my clients are navigating this for the first time, in a city that wasn't where they grew up, sometimes in a language that isn't their first. I know what that feels like.

I work fully in English and Vietnamese — contracts explained, questions answered, the whole process — in whichever language you think in. When you're reading a purchase contract or trying to understand what a condition waiver actually means, that matters.

Outside real estate, I'm a yoga & fitness instructor — and a pilot's wife, which means I've lived across a lot of cities. Calgary is the one I chose to stay in. For clients who find it useful, I bring a feng shui perspective to property selection — not as a gimmick, but as a framework some families genuinely rely on.

Do I need to be pre-approved before we start looking at homes?

You don't need to be pre-approved before our first conversation — but you do need one before we submit any offer. I'll connect you with trusted Calgary mortgage brokers who can get you a solid pre-approval, not just a rough estimate. Knowing your real number saves everyone time and protects you from falling in love with a home you can't finance.

I'm not ready to buy yet. Is it too early to reach out?

No — reaching out early is actually the smarter move. It gives us time to work through your budget, understand what neighbourhoods fit your life, and get you familiar with how the Alberta purchase process works before any pressure is on. Most of my clients spend a few months in "learning mode" before they're ready to move. That's normal, and that's fine.

How does your commission work — do I pay you as a buyer?

In most Alberta purchases, the buyer's agent is compensated through the seller's proceeds — you don't pay me out of pocket to represent you. I'll explain exactly how this works in our first conversation, including any situations where the structure might differ, so there are no surprises.

Can you help with investment properties, not just primary residences?

Yes — it's one of the two things I focus on. For investment purchases, we look at rental yield, cash flow, and Alberta-specific tax considerations before you commit. I'm not a financial advisor, so for tax structure and accounting I'll point you to the right specialists — but on the real estate analysis side, that's exactly what the calculators on this site and our conversations are built around.

What's the difference between a deposit and a down payment?

This is one of the most common mix-ups for first-time buyers. The deposit is money you put down when your offer is accepted — it shows the seller you're serious and gets held in trust. The down payment is the full equity you bring to the purchase, which your deposit is part of. If you're putting 10% down on a $500,000 home, you might put a $10,000 deposit with your offer and bring the remaining $40,000 on possession day. These are not two separate costs — the deposit rolls into your down payment.

What happens if someone else offers more than me — do I just lose?

Not necessarily. Price matters, but it's rarely the only thing sellers look at. Possession date flexibility, the size of your deposit, and whether your offer has conditions attached all factor into how competitive your offer looks. A seller who needs a specific move-out date might take a slightly lower offer that accommodates their timeline over a higher one that doesn't.

Calgary isn't Vancouver or Toronto. Multiple-offer situations happen — particularly in certain price ranges and neighbourhoods — but they're not the default experience for every purchase here. When we get into a competitive situation, I'll walk you through what levers actually exist for your specific offer before you decide how far to go. The goal is never to overbid blindly — it's to write the strongest offer your budget allows, with eyes open.
